What makes Sobha Amara different from other Kismatpur launches?
It is a SOBHA high-rise: two towers of G+56 floors holding 816 residences, built by a developer that makes its own interiors, glazing and metal works and concrete products. Keeping every home in two towers leaves the ground for gardens, a pool and courts.
Was Sobha Amara earlier called Sobha Kismatpur?
Yes. The SOBHA project at Kismatpur is now named Sobha Amara. The land, the two towers and the 816 homes are the same.
How tall are the towers at Sobha Amara?
Each of the two towers is planned as ground plus 56 floors, among the taller residential towers in this part of West Hyderabad.
Which residences can I choose from?
2 BHK residences of about 1,150 to 1,500 sq ft, 3 BHK residences of about 1,800 to 2,200 sq ft and 4 BHK residences of about 2,500 to 3,000 sq ft.
What budget should I plan for at Sobha Amara?
Indicative prices start from about ₹1.61 Cr. The final price depends on the residence size, the tower, the floor and the view; request the price guide for current figures.
Which charges are added to the base price?
Floor rise or view premiums, car parking, GST, stamp duty and registration, the maintenance deposit, society formation and other one-time charges. A cost sheet for your chosen residence lists each one.
Is there a clubhouse and a swimming pool?
Yes. The plans include a clubhouse, an outdoor swimming pool, a gymnasium, sports courts, a jogging track, landscaped parks and a children's play area, inside a gated community with 24/7 security.
How long is the drive to Gachibowli and HITEC City?
Gachibowli is about 18.7 km and Cyber Towers in HITEC City about 20.6 km by road. The Financial District is closer, at about 16.2 km, and Kokapet about 13.4 km. Times depend on traffic.
Which institutions and hospitals are nearby?
The Professor Jayashankar Telangana State Agricultural University is about 4 km away, the National Institute of Rural Development about 4.8 km, CBIT about 15 km and Continental Hospitals about 16.6 km.
When will Sobha Amara be ready to move in?
Possession is expected by December 2029. The project is at the pre-launch stage.
